Over the past 9 months or so, it’s been a trying time for San Diego home buyers. I’ve experienced these home buyers viewing San Diego homes available for purchase and starting out with high ideals. Looking at San Diego homes with a long, long “must-have” list. Watching them be critical about the smallest defect in the piece of San Diego Real Estate and watching myself allow them their process.
After a few weeks searching for their new home, the San Diego home buyers begin to show signs of being worn down. Through the process, we’ve been discussing the merits of each San Diego home. They’ve been wishing to locate the perfect place for them to spend all their hard-earned money and begin the next chapter of their lives. They find a home that meets their needs; they fearfully submit an offer to purchase only to be told (by me) that there are multiple offers. And, if they are lucky, they receive a counter offer from the San Diego seller that is above the listed price. “What!” They say, the house was offered at $…! Much of the time some other San Diego buyer is willing to pay a lot more for the house and we start over again.
This has been the grueling reality for San Diego home buyers.
In a few short weeks (usually three) I watch the “must have” list become much smaller and we focus on the amenities that are non-negotiable. That’s the San Diego home we are really looking for!
The tide has shifted, a bit. I’ve been watching the inventory of homes slowly grow. The time on market for each San Diego house offered for sale has increased. And, in my opinion, this is a good thing.
San Diego home buyers should not feel as if they are totally settling and selling out when looking for and then buying their piece of the San Diego real estate dream.
